Introducing Kanepē!
Built on NW Market Street in the burgeoning Ballard neighborhood in Seattle, Kanepē features 165 residential rental units and commercial space, all innovatively designed to promote natural interior light, and accommodate the existing mature oak trees, as well as a 75’ Douglas Fir. Forge, located in Seattle’s Wallingford neighborhood, features 49 residential rental units with commercial space on the first floor. This is a participant in the City of Seattle’s Multi-family Tax Exemption (MFTE) program (creating 20% workforce housing), as well as HALA – Housing Affordability and Livability Agenda program. Project design features include a shared community room with fireplace seating, a business cocooning work area for residents to work from home, as well as a rooftop deck with unobstructed views of Lake Union and the City of Seattle. The project is currently in the permitting phase.
Blue Birch is comprised of 75 residential rental units with commercial space. Participant in City of Seattle’s Multi-family Tax Exemption (MFTE) program (creating 20% workforce housing), as well as HALA – Housing Affordability and Livability Agenda program through a self-initiated rezone. The project design features a shared community room, media room, rooftop deck, and solar panels on the roof. Located in the hip and fun Ballard neighborhood of Seattle. The project is currently in the permitting phase.
Ballard 64th features 35 condominium units with 2,095 sf of commercial space in a smaller, ‘boutique’ style building, and is nestled among Ballard’s boundless amenities. The project design features solar collection, expansive rooftop deck as well as highly coveted private decks/terraces for many of the units, extra storage and bike parking. The project is currently in the permitting phase.
Keelson is a 106 unit residential rental building in the heart of Ballard. A Participant in the City of Seattle’s Multi-family Tax Exemption (MFTE) program (creating 20% workforce housing which are currently rented). Keelson boasts multiple amenities including a fitness center, a community room, a pet park, a pet washing station, and a spacious community rooftop deck. The project was designed targeting LEED® (Leadership in Energy and Environmental Design) Gold certification and was completed in 2017.
Soren is a residential rental building with 111 units and 6,000 square feet of commercial space. Named after Soren Kierkegaard (a Danish philosopher), this building honors the neighborhood roots and previous site of the Ballard Library, where this project now resides. The building features a local artist installation that was created using the original copper roof of the library. A new shared library is included as part of the community room. The design targeted LEED® Gold certification and was completed in 2015.
The Ashworth Cottages are 20 residential cottages in the Green Lake neighborhood ranging in size from 1,500 – 1,800 square feet. This was only the 7th residential development to be awarded LEED® Platinum certification by the U.S. Green Building Council in the country, and the first in Washington State. These craftsman-style cottages are built around a central courtyard in a shared park-like setting. Brick, tiles and truss timbers from the previous structure were recycled in the construction of the cottages, and formaldehyde-free millwork was used. The homes’ ventilation systems are linked to on-demand hot water systems to provide heat and air conditioning, filtering 95% of airborne particles, and rainwater is captured in a 23,000-gallon cistern for property irrigation. The project was completed in 2008.
Hjarta is a 79 unit condominium project with 4,000 square feet of commercial space. Named for the Swedish word for “heart,” Hjarta reflects the Ballard community roots and creates a new center for the neighborhood. Designed and completed in 2008 with pedestrian friendliness in mind, Hjarta is within walking distance of public transportation, commercial and retail services, and was one of the first buildings in Seattle to achieve LEED® Silver certification.
Florera is located in Seattle’s Greenlake neighborhood, and features 59 condominium units with 10,000 sf of commercial space. The project was designed and approved to take advantage of beautiful views of the water and park setting along Ravenna Blvd. Amenities include a roof-top deck and garden, central courtyard, and local artist installations. This landmark structure targeting LEED® Silver Certification was created in 2008.
The Sunset Electric Building is comprised of 92 residential rental units with 7,000 square feet of commercial space on the first floor. The project was designed to achieve LEED® Platinum certification and the structure maintains the original character of this historic brick building. The design preserves the original building’s entire 1916 masonry façade, giving a nod to the past while providing Seattle’s Capitol Hill neighborhood with much needed housing.
Roycroft is a 34 unit condominium building with 3,000 square feet of commercial space. Designed with a nod to the Arts and Crafts era, Roycroft fits in seamlessly with the charming 1920’s bungalows the Phinney Ridge neighborhood is known for. The name pays homage to the historic Arts and Crafts pottery studio founded in 1895 on the east coast, and their famous motto, “Head, Heart, Hand”. The project was completed in 2004.
